| Some Facts . . . There are many misunderstandings on what a proper home inspection entails. There are many people in this industry who call themselves Inspectors with no formal training, some are good, and some are not so good.
A qualified Home Inspector will have a background in the home, or building industry, as well as formal training in Home Inspections (both in-class and practical experiences), as well as hold Errors and Omissions Insurance for Home Inspectors.
The formal training in Home Inspections is very important because there is no other industry that requires knowledge in all aspects of a house: Structural, Electrical, Plumbing, and Heating and Air Conditioning - so be careful!
The key to a proper Home Inspection is simple - make sure that everything is visually checked over. You can expect a proper Home Inspection to reveal 80% of the first year repairs, not 100%. Remember that the Inspection is visual only so there are some limitations which should be explained to the client as the inspection is conducted. | |
